Can I Enter the Premises with Notice if an Order of Possession Has Been Served
My question involves landlord-tenant law in the State of: Pennsylvania
Even though the tenant has not been living in the rental for at least 2 weeks, the utilities are still active, and upon inspection after the expiration of the Notice to Quit, all of the tenant's belongings are still in the rental.
The order of possession has now been served. The tenant now has the 10 day time period to remove belongings and vacate. In addition to the eviction process, the tenant's lease has expired. The lease states that the landlord can show the property to prospective new tenants with notice.
Am I permitted to show the property under these circumstances? Or is it best to wait until the 10 day order of possession has expired?

Legally, you are free to enter.
As a practical matter (coming from a former landlord) DON'T.
1 - You risk being accused of tampering with the tenant's property.
2 - Prospective tenants will want to see a nice clean, move-in ready place to live and not some previous tenant's junk.
I had three rentals for 20 years and never showed any of them until former tenants were out and I cleaned and repaired and got it ready for the next tenant.
Yes, maybe you miss a week or two that you could have been showing the place.
But the better the place looks, the more rent you can charge, and the more likely you'll get a better class of tenants.
