    When Must Landlords Make Major Repairs
    My question involves landlord-tenant law in the State of: GA

    Are landlords required to make major repairs such as to the HVAC, furnace or roof? For example, if there is no heat in the home during winter because of a non working furnace is the landlord required to fix it? Yes, the landlord has been notified several times. Can the tenant use the rent money for the repair and give the landlord the supporting documentation for the loss of rent? Is there an agency to make a landlord complaint to?

    Your landlord has a duty to keep your furnace in good working order.
