How to buy an easement from my neighbor for a fence?
Hello, I am interested in purchasing a 18' x 325' strip of land from my neighbor to complete a fencing project for my front yard. The addition of the land would make a more natural boundary between our two yards. My neighbor is open to the idea, especially since he is putting his house on the market in a few weeks. A signed permission letter from him may have worked if he was planning on staying, but that is no guarantee that the new owner would agree to it. So, I am faced with purchasing the land from him, or can I purchase an easement from him?
I'm not sure what the best approach is. Please advise.

Have you checked with your local government to see if it would be permissible to deed over the strip of land?
If you want the land to be yours and yours alone, try to buy it. If that's not permitted, an easement is the next best choice. I suggest having a lawyer draft the documents transferring the land or easement.
