Laundry Room Lease
Our laundry room is leased to a large laundry company. I would like to evict the laundry company.
Vandals steal money out of the machines and damage the counters. Can I evict the laundry company if they fail to protect 1 of there machines with a coin counter for 2 consecutive months.

15. Lessee warrants that the laundry equipment will be protected by non-resettable coin counters and that the Lessor will receive with each rent check an account history and accountability statement that includes: collection date, days since last collection, gross income collected from washers, gross income collected from dryers, test coin income, total equivalent dollars in foreign coins, total year-to-date gross income, total year-to-date Lessor’s share of gross income, and individual machine counter readings, Additionally, the Lessee shall run internal report for each collection cycle that compares the income collected from the laundry equipment with the usage readings from the equipment and provide proof of such upon the request of the Lessor.

2. Can I Serve the legal notice by mail to the laundry room?

I doubt that having one unprotected machine would be deemed a material breach of their duties.
If you sue them, you have to follow your state's rules for lawful service. Certified mail, return receipt requested, may be sufficient depending on your state's rules, but they don't have to sign for the mail.
