Two Rent Increases In A Year
The properity management where I am presently living has raised my rent not once but twice in the last year. The first increase wa 400.00 and now the next one five months later is 500.00! This is a total of 900.00 in less than a year:wallbang: Is this legal? Can they raise my rent so much in such a short time? This increase is impossible for me, I live paycheck to paycheck and cannot afford to move but I also cannot afford to pay this new rent.

I live in Menlo Park, CA if that is a help in answering my question.

I don't want to end up homeless.

    You're a month-to-month tenant?

Yes I am now a month to month tenant. They only give you a lease when you first move in. Also this management company as completely redone all the othr apartments but mine. Brand new everything AFTER the other tenants moved because they could not afford the rent inceases.

If you ron month to month they can raise your rent every month if they want. I know it doesnt seem fair but it is.

So there is no cap on the amount they can charge to a tenant. Lovely, no wonder everyone is slowing leaving CA. Thanks to these people I wil be homeless in a few months. Thanks for your help and responding to quickly.

Virginia -- soon to be homeless:(

There may be a limit a simple call to a Landlord/tenant Attorney can tell you your rights. What I am saying is your contract (lease) renews each month because your on month to month lease. It is not reasonable what your Landlord is doing and the amount may or may not be legal itself seek advice from an Attorney in your area who works in this field.

The question appears to be more of whether you received proper notice. See this guide to California landlord-tenant law (PDF format) starting at Page 30.

OYE that is very confusing reading! At least for me it is. So if I read it right, it said that if he gave me a thrity day notice that he was going to increase my rent, he can only increase it by 10% and more than 30 days, then he can increase it more? But how much more?

Both increases were given to me 60 days in advance, I went from paying 1350 to 1750 and now in April will be paying 2250. This is crazy that this is allowed to happen and I get nothing for it but a broken down apartment while each and every unit in this complex has been upgraded.

It's not fair, not fair to those who work hard, live pay check to paycheck and it all goes to paying rent to greedy landlords who have no regards for their tenants and only looking to make money.

I'm going to be homeless, I know this because this jerk will surely raise my rent again in five months and can get away with it.
