Can You Start the Eviction Process if a Tenant Says They're Going to Stop Paying Rent
A tenant became angry with his landlord when instructed to stop breaking community rules in violation of his lease. He's corrected his behavior but has told the landlord that he's going to stop paying rent. Can the landlord start the eviction process now or does he have to wait until after rent is due?

For an eviction based upon nonpayment of rent, there must actually be a rent deficency -- so the landlord has to wait until after the rent payment is due and is not paid.
If the tenant corrected his behavior, it sounds like he wants to stay in residence, so perhaps it was just bluster.
