    In California, if an elderly parent needs to be moved from an apartment into a nursing home, how can you end their lease?

    The lease is not automatically terminated, so it becomes a matter of negotiation with the landlord. The landlord may be willing to negotiate if he realizes that he's going to have to try to collect rent from a former tenant who is in a nursing home, as opposed to getting a quick settlement and being able to lease the premises to a new tenant. The amount it might take to negotiate a release, if the landlord is amenable to negotiation, will depend upon the amount of rent, the amount of time left in the lease, and the reasonableness of the landlord.

    Note, sometimes there will be an early termination provision within the lease itself, in which case the family can avail itself of that option (or use it as a starting point in negotiations).
