    Does Your Landlord Have to Refund Your Security Deposit if You Buy the Home From Her
    Long-term tenants in California have concluded negotiations to buy their rental home from the landlord. Given that the landlord won't be responsible for any repairs after the sale of the home, does the landlord have to refund the buyers' full security deposit after closing?

    The buyers can go through the walk-through process, and see if the landlord intends to make any claims. It would have been sensible to address this issue in the purchase agreement -- whether the deposit would be refunded, applied to repairs requested by the tenants to be effected prior to closing, applied to the purchase price, or some other mutually agreeable resolution -- and if the landlord is amenable to discussion, the buyers can request that she clarify before closing if she is going to try to withhold part of the deposit.
