Recourse After Purchasing a House With a Leak and Wood Rot
A home buyer purchased a home. She did not have her own inspection performed, but her mortgage lender had its own inspector examine the house. A year later she has discovered that there is a bathroom leak that has penetrated into the floor, and she is going to have to rip out much of the bathroom to fix the floor, at considerable expense. Is there a way to recover that money from somebody?

If she has homeowner's coverage, she can see if she can get coverage -- although they may regard it as an unresolved maintenance issue such that coverage is not available.
Living in the home for a year and not discovering the leak, it's near inconceivable that she would be able to prove that this was something that the sellers knew about but failed to disclose.
