How to Add Pond Risk Acknowledgement to a Rental Agreement
My question involves landlord-tenant law in the State of: North Carolina
I'm typing up a rental agreement for a property that I'll be renting in a few months (landlord is computer illiterate and not really contract savvy). There is a 2 acre pond in the backyard. The landlord wishes me to add in the contract that I have been cautioned of the potential dangers that exist when living on a property with a pond. I can see how that would be important in case I injured myself in the pond. But, I also don't want to be liable for extraneous factors such as flooding, neighbors hurting themselves (there is no fence around pond), or just having the line be all inclusive of me being liable for everything. Is there a good way to word this in the contract? - Rental is located in NC

It's called a hold harmless agreement and if you google the phrase you'll find sample wording all over the internet.
You can start with basic wording and modify it to say what you want it to say.
Should go without saying (I'll say it anyway) but if you can't write up something based on the samples, then hire an attorney to do it for you.

If you think your neighbors or guests may sue you for pond-related injuries, make sure you obtain sufficient insurance to cover any anticipated liability. Even assuming your landlord is willing to offer you some sort of hold harmless or indemnification provision -- something I very much doubt that he would offer -- that only helps you if your landlord steps in to pay for the lawyer and indemnify you for damages.
