    Can You Extend a Lease Against the Landlord's Wishes
    My question involves landlord-tenant law in the State of: NJ
    I am renting a townhouse in NJ. I told landlord that I want to renew my lease, if she says no, does she have the right to kick me out?

    The lease term says:
    The tenant must be offered a renewal of this lease by the landlord, unless the landlord has good cause not to do so under applicable law.Not less than 90 days before the expiration of the terms of the lease, the landlord shall notify the tenant of the proposed terms for the renewal lease....

    According to the term of the lease that you quoted, the landlord can refuse to renew it if the landlord has good cause. Without reading the entire lease, however, I cannot say what good cause would be.
