Getting married and spousal admittance
I am about to move into an association-run community, as a renter (the community is mostly owners). They require a high credit rating in order to let someone move in (even though the rent is paid to a landowner, not them). If it is an unmarried person, the credit rating is even higher (or so the rental agency says, although the bylaws paperwork just has one number written for anybody) Unfortunately, my fiancee has some scars on her credit, which we are working on. We are not yet married.
IF I move into the community, and she stays as a houseguest, with our son (a 10 month old baby), who will also be a houseguest, and then I marry her and apply for her and our son to move in as my wife, what type of actions can they take to say no?? how would that work, since I am already accepted?
I was instructed by my realtor to leave her out of any paperwork. He claims that the OWNER is aware of my situation (with this and the cat in a previous post) although I have not yet met or talked to the owner. I just found out that the chairman of the admittance board (is that the name of the board who decides who is allowed to live in the community) will live right across the street from me and he can see my home from his window!
Should I go with the before mentioned plan, or back out now before it costs me more money or leaves me homeless (I got a security worth 1 months rent paid already, non-refundable unless they deny me) or should I tell them my whole situation and let them deny me to get my deposit back?
If I go thru with the rental, and then catch up with trouble, does the realtor hold any responsibility since they instructed me to withhold any information from the paperwork?? What type of ramifications can be held on the realtor for this, that can help me?

I just googled the community and found out it is a owners association, not a CONDO association, if this makes any difference.

I suspect that you are being advised correctly - that the credit check will occur when you move in, and that your subsequent change in family status won't affect your tenancy.
