    My question involves landlord-tenant law in the State of: California (San Diego).

    If your landlord wants to buy out your lease, and you find the offer to be inadequate, you may negotiate for more money. The worst that can happen from such a negotiation process, of itself, is that your landlord decides not to offer you anything and you remain in residence through the end of your lease.

    Introduce him to the concept of "cash for keys" and see how much money he is willing to give you to make it worth your while.

    Otherwise you are free to tell him he's stuck with you for the duration of the lease or he can sell to an investor as a tenant occupied property.
