    Roommate Violating Lease Agreement
    I'm leasing a non-smoking home with two roommates; I signed the lease along with one other roommate - LS. After living in the house for a couple months, I came home to find LS smoking pot on the property. She knows this is a non-smoking property and signed the agreement to not smoke. I have fought with her for weeks to stop smoking but she refuses. Now, she brings friends to the house and they all smoke pot and cigarettes on the property. What can I do? I want to stay in the house but she is jeopardizing all of us. She is unreasonable. If I tell the landlord, I am afraid that all of us will be evicted based on her actions. Any suggestions? Can the landlord remove her from the lease as she is violating it's terms?

    If the landlord wishes to, yes. Can the two of you afford the total rent on your own?

    Just curious, you say they are smoking "on the property." Do you mean within the walls of the home such that a LL might evict and possibly charge for damages to remediate the home? Or do you mean outside the home where there is less likelihood of damage?

    What exactly does the lease say on the matter? Is it no smoking inside the home or anywhere on the property? If just inside the home, tell them to take it outside away from the home. If they have been smoking inside the home, you are likely already screwed on any deposit. Returning the home to a non-smoking condition can be very expensive.
