Subletter Breaking Roommate Agreement by Growing Marijuana
My question involves landlord-tenant law in the State of: Maryland
I have a roommate who tried to get on the lease but at the time was being sued by state farm for a car accident. I had worked with the individual at an investment firm so I sorta knew him. He let his lease expire and moved into my house. A short while later we found out he was not able to get on the lease because of the judgement. I felt bad so I let him live there with me but was required to split the bills until he was on the lease or my lease was up.
His state farm situation has been resolved and we were processing the paperwork to get him on the lease when I noticed he was growing Marijuana in the house. I flipped out and required him to remove the plants and not he is moving out. The agreement stated if he were to be moving out I would be awarded up to $5,000 - the remainder of rent for the lease - or he would be responsible for his portion of the bills until I found a new roommate.
Can I sue? What can I do to recoup my future financial losses, etc?

What agreement are we talking about? Something you put together on the back of a proverbial napkin and had him sign?
You will need to start a diligent search for a roommate. I am not going to speculate about your agreement and whether it's enforceable without more information about it.
