Only 30 Day Notice Before Moving Out
My question involves landlord-tenant law in the State of: Florida
We want to buy an unusual deal for a property in our area. It will probably close in 30 days. Our current landlord we have been renting from for over 3 years. It is now 10/26 and our lease with this landlord is up 2/28/2012, so only 3 months left to pay. If we only give him 30 days notice what kind of reprecussions can this cause? We take pride in our credit and want to know what all he can do to us? We are also forecasting a possible salary reduction & this is why we are buying this property because it is MUCH cheaper. If the salary reduction goes through as planned before our lease is up then we would have to move anyway.

You are responsible until the lease is up or the landlord can rent your place. Your best bet is to get the place cleaned up and ready to show and do whatever you can working with the Landlord to make it so his damages of your contract breach is minimized.

Careful in Florida. It is one of a few states that do not require the landlord to mitigate his damages. This means that he can hold you to the full duration of the lease and does not need to attempt to re-rent the property.
