How Long Does the Landlord Have to Return My Deposit
My question involves landlord-tenant law in the State of: OR
I recently moved out of a commercial building I had been leasing. My lease clearly states my deposit will be refunded after the unit is inspected and found to be in "as good or better condition than found".
The lease does not say anything else about the deposit. How long does the landlord have to return my deposit? I never saw the LL on the way out, I just left they keys under the mat. I know she's inspected it by now and it's in way, way better condition than I found it.

The landlord has 30 days from the day you left the property to mail your security deposit to you. The landlord must mail the check to your last known address so make sure the post office has your forwarding address, better yet, make sure your landlord has it.
If the landlord sends a check that is less then what the original security deposit was, he must include a written explanation to why he subtracted a portion of the security deposit.

Alright...we're on day 29 and I don't expect my idiot landlord to send the deposit tomarrow. Don't know why she's keeping it or entirely ignoring me.
What can I do now? Lawsuit?
