How to Get Out of a Lease

My question involves landlord-tenant law in the State of: Indiana

My son recently signed a one-year lease and moved into the apartment last week (a copy of which he has never received). Today he was provided with a lease addendum indicating an additional monthly charge for pet (which was not discussed nor disclosed when he signed the lease); the apartment was not properly cleaned before he moved in and other miscellaneous "extras" keep popping up. Is there a legal way he can quickly and inexpensively get out of this lease??

Not from what you've told us so far, although he may be able to avoid the provisions in the addendum.
