Can My Landlord Evict Me for No Reason
My question involves an eviction in the state of: Oklahoma
On December 1st 2010 we sent our landlord a certified letter requesting repairs. Today we received an eviction notice.
In the eviction notice it states that he fully understands that all rent is paid and there is no back rent, but he wants us out by January 31st.
In the letter of repairs, I asked him to have the place exterminated due to a amazing bug infestation.
We asked that he have the septic tank pumped which is full and has been since we moved in. We asked him before if it would be ok to have it pumped ourselves, but he said "why hell no" and then offered to pump it into our pond. Which we declined.
We asked that he fully repair the toilet and the pipe under the house leading to the toilet which has come loose and is now spilling raw waste under the house and is leaving a horrid sewage stench in the home. He had come out 2-3 weeks ago to repair the toilet, which was wobbling and leaking. He made repairs by placing a piece of pressboard under the toilet instead of under the floor. (forgot to mention the toilet still wobbles and is still leaking)
Like i said, he fully acknowledges that all rent is paid, and we haven't broken any lease agreements. Which the lease is a month to month thing.
The only thing I can think of is he is evicting us because he doesnt want to do repairs?

When you're a month-to-month tenant, most states permit either party to terminate the tenancy upon proper notice. If you want the security that you won't be asked to vacate "for no reason" it's best to enter into a tenancy for a term of years.
