    My question involves landlord-tenant law in the State of: CA

    I lived in an apartment in Sunnyvale, CA for 5 years (+1 year previous tenant, whom I got the lease transferred from). So total 6 years.

    I moved out recently and after 21 days they sent me bill for 16 hundred+ and did not even return sec deposit of $1K.

    From the move-in check list, I see that the carpet is not new when the previous renter first moved in. So the carpet is 6 plus years old (6 years I Know for sure... 5 Mine + 1 previous renter).

    Before we move out we cleaned the apartment day and night to get the to pre-move in condition, We left it pretty clean. We maintained it well. We stream cleaned the carpet though the carpet is worn out (told by the carpet cleaner).

    Now they sent us cleaning charges 1.2K+ and carpet charge $490. They didn't detail what the cleaning charges are. They just mentioned cleaning, repairs to get the apartment to Pre-move in condition.

    Other than a few strains, and one bleach spot of size of a dollar, there are no issues. But the carpet is clearly aged out (I think this can be called normal wear and tear)

    They also mentioned, this is not the final charges.

    Am I labile for all these charges? What should I do? Should I sue them? Its all new to me and I can't afford to pay that amount.

    Do I need to hire a lawyer? How much does a lawyer charge?
    Also, Can I ask them for receipt of all cleaning bills? Is that okay or would it cause any problems?

    Is it okay to ask him when they actually installed the carpet on the apartment I live in? is the Landlord bound to answer this?

    I called the carpet company they listed in the bill. They asked me to contact Project Sentinel and said they shouldn't be charging you if you lived for 4-5 years there.

    Could someone please help me with the direction?

    Read this. It doesn't sound like the amounts claimed are reasonable or that they met the requirement that the document their claims.

    It looks like they sent "Good Faith Estimate". What is this? Could you let me know? Should I pay the amount in full? They haven't returned the deposit of 1K.
