What to do when tenants won't sign?
i just took over my property in LB,CA im starting from scratch and giving the tenants in the three units a month- to- month rental agreement . well one of them dont want to sign the contract and also dont want to bring me the rent when i specificably told them that the all had to bring to my house epecially if i only live 2 blocks away and also they the broke an oral agreement of having pets . what forms can i serve them i was thinking of giving them a chance and give them a 3 daynotice to perform covenant or quit. would it be legal or 30- 60- day notice to terminate tenancy??? theyve been there for a few years , my husband never took charge of the units he would always let htem do what they wanted pay low rent, didnt charge deposit,l never sighned anything or did a credit check he would turst the tenants . now that im taking over and trying to do the legal way all the tenants have turned on me !!!! :?

    Tenant Won't Sign Rental Agreement
If the only basis for your action is that the tenant won't sign a rental agreement, the tenant pays rent on a month-to-month basis, and there is no lease term in effect, you would provide a 30-day notice (one full rental period). Lots of helpful, official information and forms.
