    Default Refusal to Rent Vacation Property to People Under 28 Years of Age

    My question involves landlord-tenant law in the State of: Pennsylvania
    Is it legal to refuse to rent vacation property to people under a certain age, but over 18? I own a couple of properties and get several inquiries fron college-age or younger people wanting to rent my properties for a weekend. Am I allowed to refuse to rent to them? Is it OK to say I rent only to family groups?

    Federal law prohibits you from discriminating based on age or familial status. Ditto for Pennsylvania law.

    One way to NOT discriminate is to have a procedure that is identical for everyone.

    Say you have some credit requirement from people in renting, including employment, credit score and so forth. So if someone fails to meet the criteria, say some 19 year old not employed, no credit file, then they either MUST have their parent's guaranty, or a very high deposit, or you can even refuse someone with no credit history.

    In my first job out of college, I score credit applications for a credit card company. They don't say 20 years old are not accepted, but the stated requirement is the customer must have a credit history, which effectively rules out 20 year olds.

    At the time, I score applications, but even I myself don't qualify for the credit card, since I don't have a credit history.

    Given these requirements, they might rent another place where the requirement is not so onerous, or rejected outright. In fact, a 19 year old may just decide not to rent from you when shown a credit application. Another way of looking at it is family with working parents would, with a few exceptions, have a credit history.
