Can Power of Attorney Evict House Guest Who Does Not Pay Rent

Two months ago, my aunt agreed to move into my mother's home to care for her and my nephews. Since the house in being foreclosed on and my mother refuses outside help, my aunt wants my mother out of the house. I will not remove my mother until my aunt leaves. She refuses and wants to stay until the sheriff's sale.

1. Can I kick her out or do I need to get a formal eviction? She does not pay rent. She installed a phone for her personal use.

2. I have POA and health care POA. Can my aunt remove my mother from her home by driving her to another state to my house? She's threatening to bring my mom to me if I don't come get her ASAP.
