    Default Buying a Foreclosure Subject to a Second Mortgage

    My question involves a foreclosure in the State of: PA

    I am going to buy a house at auction next month.

    The house has two mortgages, the first mortgages lender assigned its mortgage to Deutsch bank, and now Deutsch bank put this house to auction.

    My question is if I get this house at auction, do I need pay second mortgage?

    The first one mortgage is $192,000, and the second one if $46,000
    The second one is Lehman brothers, bankrucy?

    I don't see any Pennsylvania law that dictates the outcome. There may be some, but if so your state hides it well. You need to exercise your due diligence here. If it's not obvious from the terms of the foreclosure and sale, consult a local real estate lawyer.
