Partner Trying to Cause Foreclosure

My question involves a foreclosure in the State of: Mississippi My partner refuses to pay mortgage i own the gas station/Convenience store,and car wash. He owns the liquor store he refuses to pay his part of the mortgage i suspect he wants to shut down my store so his friend or cousin can buy it. Also recently he also tried to turn my car wash into a auto shop without my permission. what can i do ?
