Using the Living Room

My question involves landlord-tenant law in the State of: California

I am renting a room in a house, the landlord does not live here. There are 3 other people living in the house, each renting his room from the landlord. Our contracts say that we have the right to use the kitchen and living room.

I am from Germany and living here for 9 months, so I don't know much about US law. Two of my friends from Germany want to come visit me for 2 weeks. We planned that one of them can sleep in my room, the other one in the living room. I asked all my roommates if they are ok with this and they agreed (I have become very good friends with my roommates). Now I asked my landlord if that is ok, but she does not want one of my friends to sleep in the living room. Does she have to right to deny this?

A second short question: our landlord comes by very often and walks into the house to pick up her mail. She also goes into the garden to cut some flowers. Can she just go into the house without knocking first?

yes, the LL can prevent a friend from sleeping in the living room.

and, depending on the entire situation and the lease, the LL may have rights to come in to the house anytime they desire and unless the rights to the yard are specifically given to the tenants, the ll has the right to garden in the yard as well.

If the LL is cutting your plants, you can demand that be stopped but unless they are your plants, she probably has a right to do what she is.

actually, in many situations, the LL could prevent the guest in your room even for the period you speak of.
