    Default Evicting Bad Roommate

    My question involves an EVICTION of a roommate in the State of: Washington


    THE FACTS
    -she is not on the lease (renting the 2nd room of the apt I am renting)
    -she has been behind up to 2 months at a time in rent and has never paid some utilities
    -trashing her part of the apartment and common areas
    -I caught her doing cocaine and told her she had to be out
    -verbal notice given and written notice given 2/08

    -she has told me that she cannot be out till March (likely the end) and I know if I give her that long she will continue to drag her feet

    -what steps do I have to take to physically remove everything she has there and change the locks on her?

    If she's living there, she's a tenant and has legal rights, lease or no lease.


    -she has been behind up to 2 months at a time in rent and has never paid some utilities
    Sue her for the amounts she owes.

    -trashing her part of the apartment and common areas
    Sue her for the cost to restore the damage. Get photographs and keep receipts.

    -I caught her doing cocaine and told her she had to be out
    Police report? Turn it over to the police?

    -verbal notice given and written notice given 2/08

    -she has told me that she cannot be out till March (likely the end) and I know if I give her that long she will continue to drag her feet

    -what steps do I have to take to physically remove everything she has there and change the locks on her?

    You'd be engaging in a "retaliatory eviction", and expose yourself to unpleasant and very expensive legal consequences. You need to follow the eviction process. You can find info at
