    Default Is There Really No Way to Break a Lease

    My question involves landlord-tenant law in the State of: Colorado


    I currently live in an apartment, and wish to break the lease. I have not been home in months, do not feel comfortable having myself or my animals left alone there. I recently went home to find the apartment completely trashed, my room gone into, and my bed slept in. My roommate has stated that she would also like me to move out and has also stated she would like to take over the lease/rent in full. Can I be taken out of the equation free and clear, if both parties on the lease agree? My lease does not state what to do in regards to this situation and my landlord has yet to get back to me.

    If your lease does not specify under which circumstances you may break it, you're going to have to try getting in touch with your landlord again.

    Keep in mind that even if your roommate is willing to take over the entire responsibility for the lease, your landlord is not obligated to release you.
