Default Utility Bills Under a Commercial Bulding Lease

My question involves landlord-tenant law in the State of: Wisonsin

My boyfriend just rented a commercial space beginnig September 3, 2008. We received an enrgy bill in the amount of 1,700.00 in the form of a disconnection notice. It turns out that the reason they had not rented the building out in over 6 months is due the outragious electricity bills that are incurred in the building.

The landlord did not tell us anything about the past issue with the utilitues being so high, and now we are about to have the electricity inturrupted. There is no way that we can afford to pay the $975.00 a month in rent and the $600.00 a month in utilities.

What can we do to get out of the one year lease that we signed?

Absent an express misrepresentation, don't count on it.

Why are the electric bills so high?
