Condominium Title Issues

My question involves real estate located in the State of: Massachusetts
I own a unit in a condo conversion and have questions about title. Does an easement need to be authorized by the board? Can the owner with a majority percentage of ownership take out a mortgage that includes the condo land and facilities as collateral? Thanks for any help.

The only collateral somebody has is what that person owns. If you own a condo, you don't own the other parts of the community - just your condo. I mean, I would like to get a loan using the White House as collateral, but I don't own it so I won't have much luck.

I have no idea what you're trying to ask in relation to an easement. An easement to whom, for what purpose?

Condos seem so hard to understand. I think what you are saying is that no person(owner) nor company(owner) can mortgage the common areas since it doesn't technically belong to them. The easement is to the electric company. Do the owners need to vote or can the Board of Directors in their own discretion ok it? Should the association get paid for the easement?
