    Default Adult Tenant Shoots at Child Tenant with BB Gun

    My question involves an eviction in the state of: Az

    Mother of child, i suspect is illegal, does not want to call the police or file a report. The child does not want to ext his apt when the adult tenant is in the courtyard, which is often.

    I'm only in 6 months of the property management business and these issues are new to me.

    What can i do to evict the tenant without involving the mother?
    Whare are the laws the govern bbguns in arizona?

    If the tenant has a lease, you can consider terminating the tenant at the end of the lease term. You can try sooner, but unless he chooses not to defend against the eviction you will have a hard time evicting a tenant for cause if you have no witnesses willing to establish that there is cause for the eviction.
