Roommate's Use of Personal Property

My question involves personal property located in the State of: minnesota

if you and your roommate have a written contract stating what he/she can use for instance things that are too large for a personal room like couches etc: you've stated that in your contract they can't use them-but they keep using your things and they end up getting ruined can you sue for property damages??

Keep property you don't want your roommate to use in your own room. I doubt that a court is going to be very interested in either an effort to exclude a roommate from common areas by prohibiting them from using furniture, or in claims for damage supposedly caused by a roommate in the course of ordinary use to furniture in common areas of a shared apartment. Assuming you can even prove how damage occurred. If your couch is that valuable, and you don't want your roommate to use it, consider renting a storage unit.

yeah i've got lots of evidence he's damaged these things-property is the only i have left but i'll def get a storage locker
