Roomate Problems in California

My question involves a roommate in the State of: CA
I am on a lease with my roomate, her sister has been staying here for over a month even though it was for a few days..I have let LL know about this and several other situations (doing drugs in her room w/her kids here)her sis also has a dog. I paid a $250 deposit for my dog, I haven't seen any rent or utility money from her, so I asked LL to tell her sister to move out now and he said "I don't have any right to order a guest to leave"..I told him she is a squatter by now NOT a guest, he refuses to acknowledge letters I have sent him about this. My roomate now tells me that she isn't going to pay the utilitys she owes me till I pay more rent for a larger room that I have....I offered LL to do a novation between me and the sister, he didn't acknowledge the letter. I'm at a stand still, I don't know what to do or how to handle this..I want out but need my deposit back...do I give a 30 day, go to small claims court or what ? this is not quiet enjoyment and not free of illegal activity that I should be able to live her with

my roomate who is on lease with me has had her sister(and puppy) staying (was supposed to be for a few days)here for the last 5 weeks now and hasn't paid a dime (at least none to me)...can't my LL make her move out since my roomie has violated the lease by allowing her to stay and not be on the lease...I have talked to LL and he says we need to work it out...isn't that HIS job to make her leave since she isn't supposed to be here in the first place.....hurry I need advice now

my LL is the one that is supposed to do something about her sister squatting at the house ! she is not on the lease and legally shouldnt be staying here...correct ? my bad choice is my fault for sure but this is a lease issue

Your landlord doesn't have to kick out your roommate's house guest unless he wants to. He is under no obligation to expend time and money to take the matter to court, merely because you want him to.

Im not talking about court, it shouldn't be that hard, all he has to do is tell her she needs to get out.....why do you consider someone that has been here for 5 weeks a guest ? SHE ISN'T ON THE LEASE...doesn't that count as a violation of the lease ????? geez

Have you taken the LL advice and tried to work it out with your roommate?
Have you asked the unwanted guest to leave?

He doesn't have to tell her to get out. If he does, and she ignores him, he would have to take legal action to get her out.

This is your problem, not his, and unless he chooses to make it his problem he has every right to keep it that way.

ok, so tenants don't have rights to quiet enjoyment, free from illegal activity, and people that are not on lease, that the LL doesn't have to do anything about ? roomie has threatened my daughter and daughter in law also

You chose your roommate. You and your roommate chose your houseguests. No amount of whining will change the fact that you made this bed, and nobody else has any obligation to get you out of it.
