    Default Breaking a Lease in Pennsylvania

    My question involves a roommate in the State of: Pennsylvania

    Brief synopsis of the situation. I was involved in a long-term relationship with someone where we have lived together for the last 8 years. Recently we decided to split up, but live as roommates for the time being. Things are not going well under the new terms and I have some questions when thinking through how to end the situation. BTW - we both signed the lease we are currently living under.

    1. How much notice am I legally required to give if I decide to move out? And what responsibility do I have toward paying any rent once I vacate?

    2. Do I sign over the entire lease to her once I move?

    3. Is she required to pay any of my security deposit back to me once I leave?

    Just one more thing to add. The lease states that 60 days notice must be given for termination. Now, if one of us stays in the apartment, is the lease still considered terminated if one resident moves out? If one of us moves out, does that person give 60 days notice both to our landlord and the roommate not moving? Are they then absolved of responsibility for paying rent beyond the 60 days the notice was given?
