Is the lease over?

A friend moved into an apartment with the owner of the unit
She leased one room from her
The owner is making her feel threatend and uncomfortable so we helped her move out,
but the owner said shes still under lease and must continue to pay monthly until June
but then asked for the keys and garage/gate openers
so since she wanted the keys and openers and was given them, common sense says the lease would now be terminated because my friend no longer has access to the room she is leasing, but does the law agree?

You say there was a lease? Or was it simply a month-to-month tenancy?

yes the lease was until june and the landlord said she has to keep paying until june. but she took the keys so is it over?
