My girlfriend wants to add me to the title of her home. We do not know when we will get married. We have looked into a quit claim deed and we have both spoken to lawyers briefly. We'd like to save as much money as possible when and if we add me to the title with a quit claim deed ..but doing it safely is the most important thing.
I'm not sure this is just one question but I'll try.
If she adds me to the deed will it violate the mortgage and cause the current mortgage to become due immediatly as it sometimes does with these types of deeds and should we expect to have to pay large amounts of tax for just adding me?
We spoke with Citi Mortgage and "the person on the phone" said there's no problem or violation in just adding someone to the deed. I'm not sure I can rest on this. The town clerk doesn't think there will be any tax meaning she doesn't really know.
We were goign to just walk this all through ourselves but the paperwork involved looked a bit intimidating so we priced the services of Legal Zoom online at about $260.00 but an actual attorney's work may pay for itself ..hopefully not the $800 Legal Zoom claims it will be.
