    Default Someone Else's Personal Property In My Newly Purchased Building

    I recently purchased a warehouse commercial property in Georgia and intend to begin a business at that property. The former owners had tenants whose lease expired at the end of 2007. However, since they did not have any use for the building until it sold, they did not have the tenants move out at the end of the lease. The tenants are not using the building as an active place of business, but are basically using the building to store a LOT OF STUFF !! Now that we have purchased the property, we need these former tenants to remove their property. What course of action should we take to have them remove their contents? Do we have any right to the contents? Is there any legal action we should take to make them remove their property?

    Give them written notice to immediately give over possession of the building and clear out their belongings.

    If they fail to do so, you can begin eviction proceedings by filing a dispossessory affidavit.

    The court will issue a summons, and the tenant has 7 business days to answer. If they do not answer, the court can grant you a writ of possession and the sheriff can come out to remove the tenant's belongings.
