    Default Adding Utilities to a Right of Way in Massachusetts

    I am considering buying a landlocked property on Cape Cod.

    The seller provided documentation of a 2003 court finding that the property has a "prescriptive easement for the limited purpose as a woodlot".

    It doesn't say what that means.

    So I assume access is allowed but can I install Utilities?

    Any help is appreciated.

    Installation of utilities does not appear to fall within any use reasonably contemplated by the term "woodlot".
