Hi all, I found this forum through google, and figured here would be the best place to ask the best avenues with which to either pay my utility bills or evict him.
Currently there are 3 people in the house right now, subleasing a townhouse. We are all subleasing under the original 3 roommates, although I have lived with the original roommates (I signed on the lease a month after they did, so I had to sublease since they wouldn't allow ammendments to the lease to get me on as a regular roommate). We have a verbal agreement (Which is legally binding in Virginia) to each split the utilities evenly.
For the past 2 months, the original roommates moved out, and 2 more moved in. These 2 are the one in the house currently along with myself. One is very prompt on bills, pays his utilities as soon as told the amount and pays rent promptly, despite his lack of a steady job and heavy schoolwork.
The second, however, is quite a 'character'. He has yet to pay any utilities despite me constantly reminding him (He currently has over 200 dollars owed, neither my roommate or I have put up the owed amount) and it has gotten to the point that we are going to have power and water shut off from the household because his 'share' is quickly equally an entire months worth of utilities.
I am drawing up a contract for him to sign tomorrow, giving a deadline to pay the amount needed to zero out the bills, but my main question is, if these bills aren't paid, are there any avenues I can take to get him evicted? I understand he is not MY tenant, but there must be something I can do to make it seem worthwhile to the landlord to give him 30 days notice and get him out.
On top of the whole bill situation as well, he never showers, has a tendency to fry things on the stove filling the entire house with smoke (and complain he didn't know what to do) as well as using my pots and pans and physically threatening me when I lock them up (That altercation happened about a month ago). On top of saying he very little money to pay bills, he will spend obscene amounts of money on his bicycles and cars (He was talking recently about buying a $5,600 roadbike). He is the reason we had to get rid of internet access, cable, and telephone service. The only reason I have internet now is because I offer computer help to the neighbors in exchange for their network key.
On top of that, our lease is up in approximately 4 months. Is there anything I can do to ensure he doesn't try to get back on the lease? Im intent to stay in my current residence, and have been living there long than him.
One final question: I am having a fiber optic connection installed in the townhouse in approximately 2 weeks. It is under my name, and verizon is installing it for one computer. Is there anything stating I HAVE to let him use it, since it is being installed in a house he has a sublease on? I have no intention of doing so, and the router will be placed in my room.
