Default Adding Additional Names to a Lease in New Jersey

Similar to one of the last posts I would like to know if a landlord could prevent me from allowing an additional couple from living in a non-owner occupied 2 bedroom apartment in a 3 family house. There would be 4 adults - 2 male/2 female. The goal is to split rent. I plan to occupy the residence with just 1 other person for the moment and have one of my couple friends share later. We would be willing to add the new names to the lease, if needed but prefer to avoid it. If I am able to sign a lease with just 2 people now - would the landlord have a right to force 2 additional people to join the lease or block another 2 people from coming in? The landlord already stated they want to interview, run credit and have have all adults in the apt. on the lease but once I have a lease which means the 2 of us are responsible, can he say 4 people are too much for a 2 Br or restrict someone with sub par credit when we are fine?

We found a unit we want to rent but do not have a confirmation on the 2nd couple and am concerned the LL cause an issue.

Thanks and sorry for being wordy.

Your landlord doesn't have to add anybody to the lease.

Your lease likely dictates the terms and conditions of your occupancy, and policies on other roommates or long-term guests. Read it and see what it says.

Laws are different in each state.
