    Default Lease Language to Limit Tenancy to House and Yard

    I have a property in rural Ohio that I plan to lease for the first time. I only want to give the tenant rental rights to the house and yard. I do not want them to think they are also renting the many acres of woods surrounding the property.

    I of course will make this clear verbally, but I also want to be protected in writing.

    Can someone please suggest some language to add to the lease to achieve that?

    Is the yard fenced? If so, clarify that they are leasing only the yard area enclosed by the fence. Consider including an illustration.

    It is not fenced. However, the yard is well-defined by the edge of the woods on three sides and the road by the other.
