Using A Quit Claim Deed To Convey A Manufactured Home

Hi Everyone,

I posted on another forum about the fact that I am trying to give away a mobile home so that I can move ASAP. The place needs a lot of work and I do not want any legal responsibility in regards to repairs needed in the future or the present. I have written up a list of things I know need repair but am worried about the fact that they may find something I didn’t know about or forgot to mention. I don’t want to be sued over something I gave away for free.

My question is will a quit claim deed fulfill what I am looking for?

P.S. I do not own the land the mobile home is on just home itself. It is in a mobile home community. I am from Nebraska.

Just wanted to point out that the mobile home is payed for in full. So there is no need for refinancing by the person I give it too. They just must be approved by the trailor park in order to move in.

Generally, mobile homes are transferred by titles (like cars) but not by deeds.

Do you have a title to the thing?

Ask the bureaucrats who license those things in your state.

A bill of sale may do the trick.
