Seller Disclosure Requirements

I need a link or copy and paste to California law that states an owner must disclose whats wrong with any home he/she is selling. Example owner is selling home but plumbing has tree root problem that on occasion cause toliet blockage this problem is quite expensive to fix according to estimates. I was told that a home I am familar with is being offered for sale "as is" Can that be done? If not please provide the law or link to it

Thanks Aaron it does but let ask you this in laymans terms. I see that owner must disclose problem I mentioned but does owner need disclose it in detail and cost? There are other factors with this home mentioned that is major one
