    Default Florida Condo Conversion - Tenant's right to terminate lease

    All,

    I am currently living in Orlando, FL and my apartment is turning into a condo. What are my rights to leave the lease early to find a new home. My management company says that there was an October deadline to give your 30 days notice by. Is this true? Does Florida law allow me to give my 30 days notice at any point during my lease after condo notification was made?

    I have read that Florida Statute 718.608 says

    "4. YOU MAY CANCEL YOUR RENTAL AGREEMENT AND ANY EXTENSION OF THE
    RENTAL AGREEMENT AS FOLLOWS:a. If your rental agreement began or was extended or renewed after May 1, 1980, and your rental agreement, including extensions and renewals, has an unexpired term of 180 days or less, you may cancel your rental agreement upon 30 days' written notice and move. Also, upon 30 days' written notice, you may cancel any extension of the rental agreement."

    My lease expires more than 180 days from the day I recieved notice. Am I still able to apply this statute? My lease does expire within 180 days from this current date.

    Please advise.

    The provision you quote relates specifically to a lease which "has an unexpired term of 180 days or less".

    Aaron,

    I am still confused. Does the 180 days correspond to the day the notification was given or any time the tenant reaches 180 days left in there lease?
