    Sometimes it's necessary to do both. Title insurance, yes, and (as stated) a quiet title action if appropriate.

    I hear of it at tax deed auctions. I do not hear of it at a foreclosure auctions. Usually it would be required because one cannot obtain title insurance because of the issues related to the transfer. If one can get title insurance, then I do not see the value of doing a quiet title against unknown claims.
