    Default Ex-Husband Won't Sign a Quit Claim Deed

    My question involves a marriage in the state of: maryland

    My husband left me and our two girls we had an agreement ddup between us that I get the house in Maryland and he gets the property in colorado (that's what he wanted) we did not get it notarize. Anyway I asked him to sign a quit claim deed and he said yes so for the past four years ive been trying to send it to him and he kept moving. I finally got it to him and he said that he would and then I quess his girlfriend that he left us for told him not to. I am now going through the process of getting a HAMP or Hope program so i dont go through forecloser and need to get a lower rate and i could do that but he won't sign the quit claim deed or send me any of his tax forms that i need to proceed with the refinance to get my monthly payment down. He doesnt pay child support yet, but im really close to filing that because he has gone back on all of our agreements. What can I do from here. HELP!!!!!

    That an agreement isn't notarized doesn't mean it's not enforceable/valid.

    I'm not sure what you expect folks to tell you other than to discuss with a local divorce attorney (it appears to me that you haven't even started the divorce process, but your post is awfully unclear).

    I can't fathom why you wouldn't have addressed child support from the get, but you really need to seek counsel.

    We r already devorced for a year and a half now. We also had an agreement that to avoid him paying child support he would take the children during the summers and i get the threw the school year, he has backed out on that one also. I guess im still hoping he will change but he never does. I am filing for child support today.
