Signing over deed to home

My Boyfriends mom is very sick, she wants to sign the house over to my boyfriend I cant find any info on this can anyone help me out, we are very stressed! thank you so much for any info! OH the house is not paid off yet she owes 90,000, please any info is much appreciated!
