    Default Easements What Ramifications Will I Have if I Grant a Nieghbor a Sewer Easement

    My question involves an easement in the state of: Washington
    I have a neighbor that has requested that I allow him to run a sewer line across my property. This is a home/property that I currently have up for sale. My question is, what am I giving up if I allow this? Would I not have to grant him an easement allowing him access to this sewer line for maintinance ect. Would this not decrease the value of my home/property. Would this not be detrimental to my buyer? The neighbor has recently purchased his property that has a large lot with an older home on it. I believe he intends to either build additional residences or an apartment on his property. I fail to see any upside to allowing this. Any advice would be appreciated. Thank You.

    Did the neighbor offer to pay you for allowing the easement?

    you can grant whatever you want but typically such an easement would include the items mentioned

    It could and in most cases, would. How much is what I cannot tell you.

    Yes and it could be detrimental to your sale, or efforts to sell the place.

    I fail to see any upside to allowing this.
    same here. If your house might sell quickly, you really don't want to be in the middle of this issue immediately prior or during the sale. I would leave it to the buyer to make the call.
