    So what happened to this?

    The problem is that the property manager sent me an email a little while ago telling me that my lease agreement is now ending July 31st as opposed to August 15th (she signed leases with new tenants to move in on August 1st).
    You now state:

    He is telling me that I myself can stay until August 15th...
    they obviously are not in agreement with each other.

    If he has a lease with the new tenants taking occupancy on Aug 1, he has a problem.

    what does your lease say to subleases?

    Yes I apologize it is confusing. He says now that only SOME new tenants will be moving in August 1st and me staying until August 15th would not be a problem. However, he is not allowing my subletter to stay until August 15th and subsequently they will not agree to sign the lease agreement and thus I will be left with paying rent on two properties.

    Regarding subleases in my lease agreement, it says that it is allowed if the landlord approves. I did receive permission through email from him allowing me to sublease about 3-4 months ago. Suddenly today he says that I can sublease but the subletter can only stay until July 31st.

    I don't understand. Do you rent a room only? How can any tenants move in while you are still living there?

    Yes I am renting a room in a 5 bedroom house.

    now it makes sense. If you are renting only a room then any other room can be rented while you are still there.


    So, since it appears you could remain there until Aug 15, I would simply attempt to negotiate the best deal you can. Subleasing for this short of a period of time could cause you more trouble than it is worth.

    JK- Yes but why should I negotiate any deal if the landlord will not allow my subletter to stay until my lease term is up. He had previously told me I could sublet and now he is suddenly saying I cannot because "short term tenants cause problems". If my subletter could stay then that way I would not be out any extra money. They way the landlord wants to do it it will cost me an extra $535.

    Default Landlord is Putting Restrictions on My Subletter

    My question involves landlord-tenant law in the State of: NY

    My lease agreement is ending August 15th. I am moving out at the end of June and have found a subletter to stay here until August 15th and it would cover all my rent expenses. However, the landlord is telling me that the subletter can only stay until July 31st because "short term subletters usually cause problems". Months ago the landlord told me that I am allowed to sublease and did not mention any restrictions and now is suddenly saying I cannot let my subletter stay passed July 31st and subsequently my subletter will not agree to sign any lease agreement because he needs a place to stay until August 15th. Should I be held liable for the July rent then?
