How to Fix a Defective Quitclaim Deed

can some one look over these two QCDs and tell me what is wrong with them. One was filed, the other I was about too, when i was told its wrong. I went to the gov/t file office and they dont proof, they just take and file. Costs 328$ so dont want to do it more times then needed.

Run them past a real estate lawyer in your undisclosed state or country, so that they can evaluate the deeds and determine how you might remedy the issues you are facing as a result of the defects.

A quit claim deed by itself is also fairly worthless without a title search to determine who the owner(s) really are. The quit claim transfers any interest owned without making any representations as to what that interest might be (might be nothing).
